Buying a Property?
Whether you are buying your first home, your dream home or an investment property we will provide you with professional and expert advice and assistance.
Review of Contract
We will review the Contract either prior to you making an offer or after your offer has been accepted by the Vendor (seller) and provide advice to you. We will discuss with you any matters of concern with the Contract. We will also organise for you to sign the Contract in readiness for exchange.
Liaise with your Lender or Broker
We will forward the Contract to your lender or mortgage broker to assist them with providing unconditional loan approval. We will also communicate with them to ensure all of the required funds will be available on settlement.
Exchange of Contracts
This is when you (the Purchaser) and the Vendor have both signed the Contract, you have paid your deposit and the Contracts are dated. Contracts can be exchanged with a 5 business day cooling off period allowing you this time to rescind (pull out) and only forfeit to the Vendor 0.25% of the purchase price. Most Vendors request that Purchasers waive the cooling off period which would mean the Contract will be binding from the date of exchange.
Until the Contract is exchanged, the property is considered to still be on the market and the Vendor can accept other offers and proceed with another Purchaser. Our aim is to exchange Contracts on your behalf as soon as possible so that the Vendor cannot sell the property to another Purchaser.
Between Exchange and Settlement
We will conduct all of the necessary searches and contact you if any issues or concerns arise. We will attend to stamping of the Contract and Transfer as required by Revenue NSW on your behalf. This includes arranging any exemptions from stamp duty that you may be entitled to, such as for First Home Buyers. We will contact you close to the settlement date and provide to you the settlement adjustment sheet which will confirm the total amount required on settlement.
Settlement
We will complete the settlement on your behalf through the electronic workspace called PEXA. Prior to settlement being completed, we strongly recommend that you arrange to attend the property and conduct a final inspection. We will contact you as soon as settlement has been completed so that you can collect the keys from the Real Estate Agent and start moving in. We will also notify all of the relevant authorities to send all future notices regarding the property to you.
